Panorama Ocean View Estates consists of 700 acres on which there is approximately 50 full ocean view real estate lots and 20 partial ocean and Mountain View lots.
The full Ocean View lots have 180 degree ocean views and also mountain views. Real Estate Ocean View lots in the first 2 phases of the subdivision most of the ocean view lots in the 3rd phase of the project have been sold. The final phase of the subdivision is being completed this season.
Amenities which will be installed next year include a tennis court and community exercise and yoga area with an ocean view. The developer has funded a high speed internet satellite system which serves the entire project.
A homeowners association will assure that there is continued maintenance of the road and water systems after the lots are sold as well as to assure that the standards that make this the premier living location in the South Pacific Osa Peninsula are maintained in the future.
Eleven homes have been built since our Costa Rica real estate project began with more in the design stage.
The topography is mountains with unobstructed ocean views. There are two waterfalls on the property, one of which is 150 tall. The south side of the subdivision borders the Coronado River system. Residents have developed hiking routes up the river from which they repel with ropes and harnesses down river through several waterfalls and beautiful scenery. Friends who have come to visit say the hike down the river was the highlight of their trip to Costa Rica. Hiking trails abound both within the subdivision and on adjacent rivers, and the majestic South Pacific Mountains.
The real estate project is an agricultural subdivision. This means that Lots have to be at least 1.25 acres in size and only a maximum of 15% of the land can be used for none agricultural purposes (in our case growing trees and for wildlife habitation. Consequently 85% of the land is reserved for mountains and jungle. Wildlife seen includes monkeys, anteaters, jacquerandi, pizotes, wild pigs, birds and butterfly to numerous to list.
All Real Estate lots are provided at closing with roads, water and power. The roads have concrete gutters to control the rain runoff. Lots have gravity flow water from four springs in the mountains and there are four water tanks holding up to 50,000 gallons of water each. Last year residents of our Costa Rica real estate development tested the rate of water flow of the springs during the dry season. Assuming an average consumption of 350 gallons per day of water per lot and assuming all the lots in the subdivision were built out and using water, there was sufficient water running in the driest part of the year to supply all 70 lots with 700 gallons per day, twice the estimated daily use.
In addition, last year the developer purchased an adjoining parcel of land in order to acquire a backup spring should there ever be a drought year and a water shortage. This site has been completely developed and will have the capacity to pump to the highest water tank sufficient water to fulfill the entire needs of the subdivision even if one or more of the original wells in the system should fail due to an unusually dry season.
