Kevin Champagne
Kevin Champagne is the broker and owner of Osa Tropical Properties, a long-established real estate agency based in Costa Ballena on the South Pacific coast of Costa Rica. The agency was founded in 2004 by Rémy Champagne and has helped international buyers purchase homes, land, farms, and investment properties with clarity and transparency for more than two decades. Kevin has worked in Costa Rica real estate since 2006 and became owner in 2014, continuing a family legacy that began when his father relocated to Costa Rica in 1993. A CCCBR-licensed real estate agent, Kevin has personally closed over 300 transactions totaling more than $120 million in volume, spanning multiple market cycles across the region. Kevin specializes in oceanview homes, luxury residences, jungle estates, development land, condominiums, and commercial properties, with deep regional expertise in Uvita, Dominical, Ojochal, Escaleras, and the surrounding communities of Costa Ballena. He works primarily with international buyers — relocating retirees from the United States and Canada, European investors, remote workers, and young families seeking a healthier environment — and has served clients from more than a dozen countries, including the U.S., Canada, France, Belgium, Germany, Spain, Italy, Denmark, Mexico, Argentina, and beyond. His work concentrates on the $500,000 to $5 million-plus segment of the market, while the agency serves a full range of buyers from entry-level lots to luxury estates. Kevin's approach is education-first and risk-aware: every property Osa Tropical Properties brings to market is vetted for clear title and legal soundness before a buyer ever sees it, reflecting a reputation he prioritizes over any single commission. The agency is known for its video-first marketing, producing long-form content on its YouTube channel — built over 10 years to 4,100 subscribers and 1.4 million lifetime views — that educates buyers on communities, property categories, and the Costa Rica buying process. Osa Tropical Properties holds a 4.9-star rating across 112 Google reviews, has been featured by International Living, and operates in French, Spanish, and English. Kevin guides clients through due diligence, ownership structures, and long-term resale considerations so they can buy with confidence well beyond closing.

Richard Owens
Hello! I'm Richard Owens, and it has been a remarkable journey since joining Osa Tropical Properties in 2020. Over my 10 years in Costa Rica real estate, I've developed deep expertise in the real estate market, particularly in the captivating region of Ojochal. My passion for this profession began after a diverse career path that has shaped my unique perspective. Prior to moving to Costa Rica, I began my professional life by joining the US military in May of 2001 and serving for 6 years. I changed career paths in 2007 when I started working for a local bank, then switching to insurance in 2011. After living through a number of tragedies that seemed to follow my career choices in Alabama (9/11 while I was enlisted in the military, the market crash of 2008 while working in banking, and a series of devastating tornadoes while working in insurance), I decided it was time for a change of pace, scenery, and way of life. I moved to Costa Rica in 2012 to change my luck…. and it worked! I’m still here and wouldn’t want to have my home anywhere else. Like so many others before me, I fell in love with the immense and diverse beauty of this country, the friendly people, and I met my wife here (can’t get better than that!) In our free time, my wife and I love spending time on the incredible beaches of the South Pacific. Or you might find us enjoying lunch or dinner in one of the many exquisite restaurants in and around Ojochal. I have spent the last decade living in Ojochal and selling real estate here -- evaluating and selling properties and showing people how to make room for their dream life in Costa Rica. I am in my fourth year with Osa Tropical Properties now and I am grateful to all of the wonderful experiences I have had meeting clients from around the world and I look forward to meeting all of you one day soon, too!
Nelly Reusse
Sea turtles and their protection motivated my first trip to Costa Rica in 2011. The beauty of the landscapes, the sweet life as well as the biologist in charge of the project won me over. A few years later I left Switzerland to settle in Ojochal. From then, I have enjoyed every day since watching my children grow up in this enchanting environment. Buying a property and then building a villa are events that I have experienced personally. I am delighted to be able to share my knowledge in this field and pass on the relevant information that has been useful to me, from the lot’s research to the inauguration of our house. In contact with the Costa Rican population and expatriates, I have learned a lot over the years about this country, its contrasts and its subtleties. Today, thanks to real estate, I can guide newcomers and help them with the concepts necessary for a peaceful installation, while showing my attachment to this welcoming country.
Felicia Clarke
After only one visits to Costa Rica in 2009, my husband and I started daydreaming about moving to this amazing and beautiful country from Phoenix Arizona in the US. I come from a lifelong background of working in various management, sales and customer service industries. Leaving the “rat race” sounded like a dream and we were both ready for a change and an adventure. Once we made the final decision, we sold our home, cars and most of our belongings and moved within 6 months and never looked back. My life in Costa Rica began in December of 2011. I came to this country on a work visa and worked in sales for a company near the border of Nicaragua. Life was definitely an adventure living in such a remote region, and it was also a bit difficult because there were very few expats and very few conveniences in the area. On a bright note, I did learn to speak Spanish. After one visit to the Southern Zone (3 years later) we knew this is where we wanted to be. The spectacular beaches, rainforest covered mountains, stunning waterfalls and rivers are things you never grow tired of. Another thing that drew us here are the people. We are so lucky to have a wonderful mix of locals and expats and be part of such an amazing community. Making lifelong connections with people in the Southern zone is easy to do. We packed up again and made the move to this area in 2016 and are so happy we did. I have been working in real estate here in the Southern zone and helping people make their dreams a reality since the beginning of 2018. I am a certified Real Estate agent who speaks English and Spanish. I feel extremely fortunate and honored to be an Osa Tropical Property team member. People are my passion. Helping my clients navigate the real estate market here brings me so much joy. It is my goal to make the process as easy as possible for my clients. It would be my absolute pleasure to help you begin your new adventure or help you sell your home to begin your new chapter! Please contact me if you are interested
